Madera County Treasurer-Tax Collector Tracy Kennedy announced that approximately 63,800 secured property tax bills have been mailed for Fiscal Year 2026-2027, representing approximately $298.1 million in property taxes.
Property owners are encouraged to review their bills, take advantage of available payment options, and pay early to avoid penalties and last-minute delays.
The Treasurer-Tax Collector’s Office continues to offer Easy Smart Pay, a convenient payment option that allows eligible property owners to spread their secured property tax payments into smaller, manageable monthly installments rather than making larger payments twice a year.
“We understand that property taxes are a significant expense for many households, and we want to make the payment process as convenient and manageable as possible,” Kennedy said. “Easy Smart Pay gives property owners greater flexibility in budgeting for their taxes, while our online payment services continue to provide a fast, secure, and convenient way to pay. We encourage taxpayers to explore these options, plan ahead, and avoid unnecessary penalties.”
Easy Smart Pay is designed for property owners who do not have an impound or escrow account. Taxpayers can enroll online, select automatic monthly payments, and have their property tax installments remitted to the County before the applicable deadlines.
Enrollment information is included with the annual tax bill. Property owners can also learn more and enroll at https://www.maderacounty.com/government/treasurer-tax-collector/pay-property-taxes/easy-smart-pay.
Important Property Tax Deadlines
The Treasurer-Tax Collector’s Office reminds property owners of the following deadlines for the 2026–2027 secured property tax year:
• First Installment: November 2. Payments must be received or qualifying mailed payments postmarked by December 10, to avoid delinquency penalties.
• Second Installment: Due Feb. 1, 2027. Payments must be received or qualifying mailed payments postmarked by April 12, 2027, to avoid delinquency penalties.
Payments received after the applicable delinquency deadlines are subject to penalties as provided by California law.

Didn’t receive a tax bill?
Property owners who have not received their 2026–2027 secured property tax bill should contact the Treasurer-Tax Collector’s Office at (559) 675-7713 to request assistance. To update a property tax mailing address, contact the Madera County Assessor’s Office at (559) 675-7710.
Under California Revenue and Taxation Code Section 2610.5, failure to receive a property tax bill does not relieve the property owner of the responsibility to pay taxes by the applicable deadlines.
“We remain committed to providing accessible, reliable payment options and helping taxpayers stay informed,” Kennedy added. “Whether you choose to pay online, enroll in monthly payments, or pay through traditional methods, our team is here to assist you.”
